MIKE CRAIN AND I MET WITH SEAN MOUNGER WITH SM ROOFING CONSTRUCTION FOR A PRELIMINARY INSPECTION OF THE FIRE. WE CONCLUDED THAT THE HOUSE WOULD HAVE TO MEET CURRENT I-CODES. THE CEILING, ROOF AND PONY WALL BETWEEN GARAGE ATTIC AREA AND 2ND STORY BDRM/BATH WILL HAVE TO BE REPLACED. THE HOUSE WILL HAVE TO BE FULLY REWIRED, THIS WILL INVOLVE REMOVING ANY SHEETROCK TO COMPLETE THE ELECTRICAL INSTALLATION; THIS WILL INCLUDE SMOKES IN THE UPSTAIRS BDRM. AND A CARBON MONOXIDE ON BOTH LEVELS OF THE HOME. THERE WILL BE A PLBG. TOP OUT NEEDED AND PLBG. TESTS PERFORMED. PROPER BACKERBOARD WILL BE REQ'D. AT UPSTAIRS BATH/SHWR. WE COULD NOT ACCESS THE ATTIC DUE TO FIRE DAMAGE AT THE LADDER ACCESS. A 300# ACCESS LADDER IS REQ'D. WITH THE INSTALLATION OF NEW 13 SEER HVAC UNITS AND ALL NEW DUCT WORK WITH MASTIC SEAL---ONE T-STAT FOR EACH UNIT. EXHAUST FANS FOR THE BATHS SHALL BE HARD PIPE EXITING THE ROOF, MASTIC SEALED. VENT HOOD EXHAUST IS REQ'D.
AS STATED: FRAMING, MECHANICAL, PLBG AND ELECTRICAL SHALL CONFORM TO CURRENT I-CODES AND AMENDMENTS THAT ARE APPLICABLE.
ALL APPROVED TESTING AND INSPECTIONS WILL BE DONE BY CITY INSPECTOR AND NO BUILDING FINAL WILL BE ISSUED UNTIL ALL FRAMING, MECHANICAL, PLBG. AND ELECTRICAL INSTALLATIONS ARE IN CONFORMANCE.
SPECIAL NOTE: ANY FUTURE ADDITIONS THOUGHT TO BE IMPLEMENTED ON THE SOUTH SIDE OF THE HOME WHERE CEDAR COLUMNS HAVE BEEN SET IN CONCRETE MUST BE PERMITTED, NO FURTHER WORK IS ALLOWED.
ALL SUB CONTRACTORS MUST BE REGISTERED WITH THE CITY OF FRISCO BEFORE FUTURE WORK CAN BEGIN.
