Comments and requirements;
1. This existing building is classified as group B occupancy without sprinkler system while the proposed alteration will make half of the space as group M (mercantile) that will make the building a mixed use occupancy, IBC table 302.3.2 requires that when a building is occupied by two or more uses a fire resisitve separation shall be provided between occupancies and on this case the code requires 2-hours fire resistive construction minimumum, therefore provide 2-hour fire resistive wall construction that separate the group M and B then submit wall detail for this 2-hour requirement.
2. The plumbing code requires that HI/LO drinking fountain shall be provided for each (Britanica home fashion and the new office suites), and also 1 service/mop sink is required on each space. Submit revised floor plan and plumbing plan. (see IPC chapter 4)
3. If the new office suites will have an occupant load of equal or more than 15 persons a second restroom is required. (see IPC chapter 4).
