1. Retaining walls shall be designed to ensure stability against overturning, sliding, excessive foundation pressure and water uplift. Retaining walls that are not laterally supported at the top and that retain in excess of 24 inches (610 mm) of unbalanced fill shall be designed to ensure stability against overturning, sliding, excessive foundation pressure and water uplift. Retaining walls that retain in excess of 36 inches (914 mm) of unbalanced fill shall have professionally engineered designed to ensure stability against overturning, sliding, excessive foundation pressure and water uplift. Retaining walls shall be designed for a safety factor of 1.5 against lateral sliding and overturning.
2. Shear drops adjacent to Fire Lane in excess of 4 feet shall be protected against falls. Shear Drops in excess of 3’ at pedestrian walkways shall be protected with guards or rails. Changes in elevation greater than 1’ adjacent to accessibly route to any building elements shall be protected with guards or rails.
3. Foundation, periodic wall construction and building final inspections required. Letter of final acceptance for construction and design conformance required from engineer of record prior to building final.
4. Wall shall be located within limits of property and conform to drainage easements requirements by plat.
5. All graded disturbed areas to be stabilized immediately after final grading.
6. contingent upon P+Z/ Civil Engineering Approvals of final site plan/bldg elevations, compliance to bldg code & local requirements, pertinent legislations and review comments.
7. Landscape not approved or permitted under this permit.
